Find a real apartment before negotiating the paperwork

Ask which amount is due when, what event changes it, which published index or agreed formula applies, and the date each new amount starts. A peso rent adjusted periodically and a dollar rent held for a different interval cannot be compared from their opening amounts alone.
Spell out whether a dollar-denominated rent must be paid in dollars or whether a specified conversion method applies. An American bank balance does not itself solve local payment logistics: ask how and where funds are sent and what receipt you will receive. Never assume the owner's spoken explanation overrides a clause written in Spanish. If a translated draft is useful, compare it to the Spanish text actually being signed and have a qualified local professional explain any disputed term.
A guarantee is not the same as a deposit
A garantía propietaria may mean another person's Argentine property stands behind the tenant's obligations. An American newcomer rarely has that guarantor waiting in Buenos Aires. Some owners consider a paid guarantee policy, a co-signer, documented income or another arrangement. There is no universal substitute every landlord must accept. Ask what documents the owner will require, the policy fee if one is offered, who pays it and whether approval comes before or after a reservation. Treat a request to transfer money merely to find out if a guarantee is accepted as a reason to pause.
The security deposit is a separate sum governed by the agreement and applicable law. Record its amount and currency, how the apartment's condition will be documented, permissible deductions and the procedure for return. A dated inventory, working-condition notes and photographs at handover make the eventual departure easier for both sides. Never leave the agreed refund currency to memory, particularly when the first month's rent and deposit are expressed differently.
Build a monthly total, not a rent-only comparison
Apartment buildings commonly have expensas, shared monthly charges for staff, maintenance and services. Ask for a recent receipt and whether ordinary and extraordinary building expenses fall to you or the owner under the proposed agreement. Then ask about electricity, gas, water, internet and local taxes. If heating is electric or gas is bottled, the equipment and payment arrangements change what a comfortable winter costs. The services included in a furnished rental should be listed rather than implied by a short description.
A first-month budget includes the agreed deposit, any brokerage charge, guarantee policy, moving costs and the first bill cycle as well as rent. If the building has unusual facilities, ask whether their maintenance appears in the same expensas line every month or in a separate assessment. A tempting rent can become a poor fit if a family member cannot use the entrance or the building's fixed charges consume the margin.
Inspect, identify, sign and keep the record
Walk through the actual unit, not a similar apartment in the same building. Test taps, windows, locks, heating or cooling, and internet where it matters for work. Find the floor and unit number on the proposed lease and confirm that the person receiving funds is authorized to make the agreement. Keep the inspection, inventory, payment instructions and contract in one place. A reservation is not a replacement for knowing what it commits you to and on what terms it can be returned.
At signing, check the names, addresses, start and end dates, payment method, increase clause, notice rules, deposit, guarantee and repair allocation. Ask for a signed copy and proof of each payment. If something changes between viewing and handover, record the change with the person responsible for the unit. Keep the exit legible before moving in

An informal promise that you can leave whenever you want may not survive a disagreement over the deposit.
