What each option buys
A hot desk gives you a seat somewhere in a shared room, within the plan's hours and subject to availability. A dedicated desk keeps the same seat for you. A serviced private office is a lockable room whose agreement lists what comes with it, such as furniture, internet, cleaning and reception, on one invoice. A direct lease puts you inside a building's shared-charges system: rent plus expensas, utilities and setup, for a term. Under the Civil and Commercial Code that term is whatever you sign, with three years supplied if nothing is written (Article 1198) and 10 percent of the remaining rent as the default price of leaving early (Article 1221). Memberships and serviced-office agreements are separate contracts with their own notice rules, so read each one instead of assuming the lease rules apply.

Write down the month you will actually work
Start with the clock. Argentina keeps the same time all year, so US daylight saving shifts your day by an hour twice a year. A 4 p.m. Eastern call is 6 p.m. in Buenos Aires on US standard time and 5 p.m. on US daylight time. A 9 a.m. Pacific call is 2 p.m. or 1 p.m. The plan's access hours, and the building's weekend and holiday schedule, have to cover your latest call, not just the first week's convenient ones.
Count usable days, not calendar days. Travel, public holidays and weeks of client work elsewhere all come out of the month. A plan you use on 12 days costs one twelfth of its price per day, and a day pass only wins if it costs less than that and a desk and a call room are free on the days you want them.
For a small team, separate the seats you want from the people who show up on a given day. A room that lists six workstations may leave no space for a video call or a visitor. A rotating team may need fewer fixed seats and more bookable meeting time. Ask whether members can share a plan by name or whether each person needs a separate agreement.
Turn each quote into a cost per usable day
For a desk, add the plan fee and everything you will need on top: meeting-room hours, a locker, printing, a visitor charge. Divide the total by the days you expect to be there. Call the result your cost per usable day, not a market rate.
For a serviced office, add the room fee and the extras and divide by the people who will use it. Find out whether the quote is per person or per room, because the two can look alike on a price list. Ask what happens when the team grows. Moving to a larger room can mean ending one agreement and starting another with a new deposit.

Ask each operator whether its quote includes IVA, and let your accountant decide how it applies to you. A cheap first month that rises after an introductory period is a cost too. If an operator cannot tell you what its quote leaves out, you cannot compare it with one that can.
Privacy and connection: test what the brochure cannot
A glass wall is not a confidentiality policy. Book a trial at a busy hour and listen from the next seat. If your employer or client sets security rules for calls and networks, get their answer in writing before you sign for a shared floor.
On the tour, ask to see the actual room you would get. Can you lock it, leave equipment overnight, use your own router, bring in a client? Do meeting-room credits expire, apply only to certain rooms or exclude peak hours? A booth that is fine for a ten-minute call may be useless for a long presentation.
A speed test shows speed, not what happens when the line fails. Ask what the backup connection is and who answers support at your working hours. Keep a mobile hotspot as your own fallback and test it from the desk you would use.
Using a workspace address to register a company
Some plans include a business address and mail handling, and others give you only a seat. A receptionist who accepts your parcels has not given you a registered office. Under Article 118 of the Ley General de Sociedades, a company formed abroad that wants a branch or other permanent representation in Argentina has to fix a domicile here and complete the publication and registration the law requires. Whether a coworking address will do is a question for the lawyer or accountant handling the filing, and the operator's permission belongs in the agreement in writing.
Ask whose name goes on mail, how official notices are handled and what happens to both after you cancel. A notice arriving at a desk you can no longer enter is a problem you can avoid by asking now.
A desk in Buenos Aires does not change your US tax position either. The IRS says US citizens and resident aliens are generally taxed on worldwide income wherever they live, so a coworking invoice is a record for your adviser, not a settlement of anything. Trial it, then negotiate the exit
Run the trial as a normal working day, including your last call and the trip home. Is support still around? Is the building open? Is the floor quiet once the daytime crowd leaves? Find out where events take place, since an evening meetup is a problem if it happens beside the desk you pay for.
Read the notice period, automatic renewal, minimum commitment, deposit return and downgrade rules. A monthly price can hide a longer obligation, and cancelling a membership may not end an address service or return the whole deposit.
